Proper home appearance is critical when you list your home to sell. Here are some tips to making your house show well and get more buyers in your door.

1. Outside appearance or curb appeal - I've had many buyers tell me when we're arriving at a property they selected to see to not even stop and go to the next house. This is because the outside appearance was bad, yard not mowed, bushes not trimmed. This is where you at least want to get them in the house. Keep the outside looking sharp, edging, trimming, fertilizing - make it look inviting. Very important.

2. Paint the front door. This is another small item that makes a big impression on buyers. It sets their mood when they walk up to a front door that stands out and is clean and fresh. It's another of those first impressions before they enter your home. You don't want them feeling any negativity from a dirty door or one where the paint's peeling and looks old. A freshly painted door makes a big difference. Also, replacing the door knob or handle with a quality new one will improve their impression.

3. De-clutter - simplify the inside and keep the rooms picked up of personal items. Any items that are not going with the sale of the house should be removed. If you're like my family, papers and mail and things seem to collect on the corner of the kitchen counter top. Things you kind of want to save and not throw away but will probably never use. Get a decorative box to sit there and you can throw those things in there out of sight.

4. Scents - very important. Keep your home smelling fresh and clean. Those "Scentsy" liquid candles smell great and are very convenient. One or more will make a big difference.

5. Keep your home photogenic - Before letting your agent take any pictures of your home, go through each room and straighten, pick-up, rearrange, and clean everything. Most buyers initially search the internet for homes for sale and they want to see pictures, the more, the better. Great pictures can attract more buyers. We are now doing home videos for homes we list and they have had a big impact on potential buyers. Make your house look it's best for those picture and video shoots.

Following these few suggestions will hopefully make your home more attractive to prospective buyers and help with a quicker sale and net the price you deserve.
